HOW BEMS AND MICRO BEMS CAN HELP YOUR BUSINESS

Energy managers are openly criticised for failing to achieve major energy efficiency savings across their entire estate, all because of a false belief that building energy management systems (BEMS) are not economically viable for use in smaller buildings. However, with Micro BEMS systems available from Kaldien, we know there are low cost alternative that can help to deliver significant savings for energy or Estate Managers.

Kaldien Ltd. has developed a condition monitoring and control package for smaller remote sites or locations using a micro Building Energy Management System (BEMS) controller, at much a lower cost. It uses the latest BEMS hardware technology for monitoring, control, logging, alarming and communication.

When coupled with our ONE Front end monitoring station this provides you with the best solution for multisite monitoring and control. The solution embodies BEMS telemetry, monitoring and control capabilities to enable a variety of functions such as: performance monitoring; process control; IP cameras; equipment monitoring; energy meter visualisation; energy and sensor logging. The software front end (centrally located), gives real-time access for alarm management, event logs, I/O status, and control. Multiple clients can be simultaneously connected to the same device, all without additional costly software licensing fees.

THE MOST FLEXIABLE BEMS OPTIONS

All configuration, software maintenance, hardware maintenance, and user support is included in the package. 

These micro BEMS units come complete with built-in LAN, PSTN, GSM/GPRS, RS485 options, in addition to other available modules, provides rich reporting and remote control directly to the central monitoring bureau or device such as a mobile phone. Standard serial and Ethernet ports are available for connection to other devices such as meters, third party controllers or other IP enabled devices.

The solution is ideal for multiple sites with limited management resources wishing to avoid the IT issues and capital investment arising from on-site installation of Energy Management software packages.

 

The Kaldien Reporter Service runs on secure, high performance servers with full back up and archiving of all data. Your energy data is fully secure and can only be accessed by authorised users on your account.

All configuration, software maintenance, hardware maintenance, and user support is included in the package. The solution is very user friendly and enables data to be easily shared by multiple stakeholders.

DATA LOGGER

Removable high-capacity memory cards provide additional flexibility.

The BEMS controllers support sophisticated data logging locally at the BEMS. Values can be maintained in the form of averages, maxima, minima, or instantaneous samples. Event tables include alarms and events for the controller as well as the process/site. Successive transitions (e.g. high-speed contacts, water hammer) can be monitored with a resolution as low as 1 msec. The standard, high-capacity memory enables months, or even years, of time stamped data to be saved with full security. Removable high-capacity memory cards provide additional flexibility in retrieval for operations staff.

ALARM MANAGER

These alarms can then be used by the Alerts Service to send e-mail, SMS messages, set tag values.

The Alarm Manager Service is a configurable application for monitoring data from the Altitude system and generating alarms based on various criteria. These alarms can then be used by the Alerts Service to send e-mail, SMS messages, set tag values (for example, to switch on external sounders) play WAV sound files and/or print details etc. to notify users of potential problems.

 

These alarm details are also made available on the Altitude Web Client in an Alarm List for viewing and acknowledging. For larger systems the Control Centre can be used together with the Alarm Monitor Client application to monitor and acknowledge thousands of alarms.

THREE BEST MODELS TO CHOOSE FROM

Very compact, all-in-one Micro BEMS is extremely effective for all applications

  • MS: Available in configurations using up to 5, 10, 20, 40 card slots, T-BOX MS is a modular system that packs the processing power and multi-communications capabilities to suit virtually any process. Rugged hardware installs on a DIN rail or 19-inch rack and performs over a broad range of operating environment.

  • Micro: This very compact, all-in-one Micro BEMS is extremely effective for applications requiring up to 32 I/O points. Using four ports (Ethernet, RS 232, RS 485 and optional GSM/GPRS or PSTN modem) Micro unit can readily integrate systems and end devices with the Internet and other IP networks.

  • Low Power: This controller is battery operated so it does not even need power. Yet the way in which it operates allows monitoring and control of items whilst minimizing power usage, with battery life averaging around 10 years and notification when batteries need replacing. All with the same I/O capability as the Micro BEMS controller.

ALARM MANAGEMENT

Alarms can be acknowledged even via GSM mobile phone.

The BEMS hardware solution enables you to receive alarms as they happen without ever having to look at a device, as well as allowing you to control your site remotely using a web browser AND mobile phone. Automatic alarm escalation allows your key maintenance personnel to receive any unacknowledged alarms.

Using push communications, the BEMS sends alarms to a variety of recipients, eliminating the need for 24-hour site monitoring. Alarms can be sent to e-mail boxes, mobile phones, pagers, Web portals, another BEMS, SCADA top end, printers, etc. Integrated alarm management includes control of repeated call attempts, escalation/redirection, acknowledgement management, and multiple levels of authority. Alarms can be acknowledged even via GSM mobile phone. Date, time, person concerned, and action taken are maintained in the local database.

Alarms are also visually indicated at the central monitoring software system and escalated should the alarm not be resolved within a set period of time.
